How CBRE Enabled Card-Free Access Across Tata Realty Business Parks with IDCUBE QRify
Overview
Tata Realty manages approximately 25 million square feet across five business parks in four cities, supporting around 120,000 occupants. With a focus on creating smart, secure, sustainable, and connected workplaces, managing access efficiently across such a large environment was an important priority.
CBRE, which manages these facilities, wanted to reduce dependence on physical access cards while improving the experience for tenants and visitors.
To achieve this, CBRE partnered with IDCUBE to implement GreenID Max with QRify Dynamic QR, integrated with the existing CBRE HOST application.
The solution enabled users to access facilities through secure mobile QR credentials while simplifying credential and visitor management across the business parks.
The Challenge
Managing physical access cards for a large user base created significant operational effort and recurring costs.
Cards had to be issued, replaced, and managed for thousands of users. Lost or stolen credentials also created security concerns and additional administrative work.
Manual credential processes could slow employee and tenant onboarding, while visitor approvals and pass issuance could result in delays and queues at entry points.
CBRE also needed a mobile credential approach that could work across a wide range of smartphones without introducing significant compatibility or deployment challenges.
The Solution
IDCUBE implementedGreenID Maxand integrated it with CBRE’s HOST application.
At the centre of the solution is QRify Dynamic QR, which allows authorised users to access facilities using a QR credential on their mobile device. The QR code refreshes approximately every five seconds, providing a dynamic alternative to conventional physical access cards.
AXS+ readersauthenticate the QR credentials at access points, enabling fast and touchless entry.
Because QRify works across different mobile devices, CBRE could provide a consistent mobile access experience to a large and diverse user base without depending on a specific handset model.
The solution also supported visitor access. GreenID Max’s visitor management capabilities automated epass issuance for approved visitors, helping reduce manual processes and improve the check-in experience.
GreenID Max was integrated directly with the CBRE HOST application, allowing digital credentials to become part of the existing tenant experience rather than requiring users to adopt a separate access application.
According to the case study, QRify has been used to provide secure, real-time QR credentials to nearly 80,000 users through CBRE’s tenant engagement application.
The Impact
The implementation helped CBRE move away from large-scale physical card issuance and introduce a more digital approach to access management.
Key benefits included:
- Lower credential costs: Reduced dependence on physical access cards and the associated cost of issuing and replacing them.
- Faster onboarding: Digital credentials could be issued without waiting for physical cards to be prepared.
- Simpler administration: Facility teams could manage credentials more efficiently through the integrated digital environment.
- Improved visitor experience: Pre-approved visitors could receive digital access, helping reduce manual processing and entry delays.
- Greater convenience: Tenants could use their mobile devices for secure access instead of carrying an additional physical credential.
- Scalable mobile access: The solution could support a large user population across multiple business parks. The move towards digital credentials also aligned with Tata Realty’s focus on sustainable workplaces by reducing reliance on plastic access cards.

Conclusion
CBRE’s implementation of IDCUBE GreenID Max demonstrates how mobile credentials can simplify access across large commercial real estate environments.
By integrating QRify Dynamic QR with the existing CBRE HOST application, the project replaced many of the operational processes associated with physical cards with a more convenient digital experience.
For tenants, visitors, and facility teams, the result is simpler credential management, faster access, and reduced dependence on plastic cards.
With QRify already supporting nearly 80,000 users, the deployment demonstrates how a mobile-first credential strategy can provide a practical and scalable approach to enterprise access across multiple properties.
